NYC Apartments Under a Million: Brooklyn Heights, Ditmas

For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

This week we have a huge three-bedroom in Prospect Lefferts and an underpriced land-lease in Brooklyn Heights.

237 Eldridge Street #34

This is a true studio on Eldridge Street, just blocks from all the good food in Chinatown and the bars in the East Village. It still retains a lot of prewar charm with hardwood floors, exposed brick walls, and a cast iron tub. The kitchen, though, is updated with new countertops, refrigerator, and oven. It’s well priced with low monthlies ($657) because it’s an HDFC co-op — a single buyer must make less than $180,000 to qualify.

A spacious two-bedroom in an Art Deco co-op that comes with five closets and a nice layout — you even get a foyer with built-in shelves to put your knickknacks. The big kitchen has white countertops and spills out into the open-air dining area. The walk-in closet off the primary bedroom is sizable enough to be converted into a bathroom. Monthlies are $1,062 with an additional $191 assessment, but the building comes with bike storage, a laundry room, a community room, and a garden.

It’s pricey and the listing doesn’t have much to say except “Move right in!” but it’s a truly spacious three-bedroom, two-bath in Prospect–Lefferts. (There are others in the neighborhood, but most are much smaller.) The condo has all the essentials — central AC, a dishwasher, and a washer-dryer. It’s 1,500 square feet and even comes with a balcony off one of the bedrooms. Monthlies are low, at $420, and the listing saw a $74,000 price drop in October, so maybe worth keeping an eye on it.

This one-bedroom in the heart of Brooklyn Heights for under $500,000 is a rare deal — because it comes with a catch. It’s a land-lease building (meaning the land underneath belongs to a landowner, not the building), and the lease expires in 2043 — after which it will have to be renegotiated. Because of this, the buyer has to pay all cash and the monthlies are high, at $1,751 (although this includes electric, heat, hot water, and cooking gas). The apartment itself is a light-filled unit with a corner window on the corner of Remsen and Henry with a kitchen that comes with a Viking range, a dishwasher, and wine fridge. The co-op is a gamble, but perhaps you’re the gambling type.
